Plumbing System:

Water Supply

  • With proper maintenance, no leaks of any kind shall exist in any soil, waste, vent, or water pipe.  Habitat will warrant plumbing from leaks for a period of two  years.

  • If water supply system fails to deliver water, Habitat will have contractor repair the water supply system if the failure results within two years.

  • Condensation appears on pipes, toilets and supply lines.  NOT A WARRANTY ISSUE because this is a result of certain combinations of temperature and humidity.

  • If water in plumbing systems freeze and a pipe bursts, this is  NOT A WARRANTY ISSUE.  The owner is responsible for draining or otherwise protecting pipes and exterior faucets exposed to freezing temperatures.

  • If the surface of a fiberglass plumbing fixture is cracked or chipped it is NOT A WARRANTY ISSUE unless the damage is reported to Habitat prior to final acceptance of the house.

  • If sewer or a fixture is clogged it is NOT A WARRANTY ISSUE if sewers or fixtures are clogged because of the owner’s actions or negligence. 

 

Electrical System:

Circuit Breakers

  • If within the first year, a circuit breaker trips, Habitat will have contractor check wiring circuits for conformity with applicable local electrical code requirements.  If a deficiency is found, it will be corrected for a period of two years.  

  • Ground fault interrupter trips frequently.  GFI are safety devices installed as part of the electrical system to provide against electrical shock.  These sensitive devices can be tripped easily and ARE NOT COVERED unless it is caused by defective installation or materials.

Outlets and Lights

  • If electrical outlets, switches or fixtures malfunction, Habitat will have contractor repair or replace malfunctioning electrical outlets, switches, or fixtures for a period of two years.

  • Changing light bulbs is the responsibility of the owner.

 

Heating System:

  • The heating system shall be capable of producing an inside temperature of 70 degrees Fahrenheit.  If the system is not maintaining the temperature at 70 degrees, Habitat will have contractor correct the heating system to provide the required temperature in accordance with the performance guidelines for a period of two years.

 

HVAC:

  • The cooling system shall be capable of maintaining a temperature of 78 degrees Fahrenheit.  If the outside temperatures exceeds 95 degrees Fahrenheit, the system shall keep the inside temperature 15 degrees cooler that the outside temperature.  If the system is not cooling adequately, Habitat will have contractor correct the cooling system to provide the required temperature in accordance with the performance guidelines for a period of two years.

  • A condensation line will eventually clog under normal use.  This is NOT A WARRANTY ISSUE because the owner is responsible for maintaining them in an unobstructed condition.

Flooring:

  • Bubbles may appear in vinyl flooring.  Bubbles resulting from trapped air that protrude higher than 1/16 inch from the floor are not acceptable.  Habitat will have contractor repair the floor to meet guidelines for a period of one year

 

Garage Doors:

  • If garage doors fail to operate properly under normal use.  Habitat will have contractor correct or adjust garage doors as required, unless the owner’s actions or negligence caused the problem.  Habitat is NOT RESPONSIBLE if the owner has installed a garage door opener.

 

Drainage:

  • The necessary grades and swales shall have been established by Habitat to ensure proper drainage away from the home.  After a rain, standing or ponding water shall not remain for extended periods in the immediate area of the house (generally no more than 24 hours).  In swales that convey water, ponding should not occur for more than 48 hours.  Habitat is responsible for initially establishing the proper grades and swales, but the owner is responsible for maintaining such grades and swales once they have been properly established. 

 

Foundation:

  • Minor cracks are normal.  Cracks exceeding 3/16 in width or 3/16 in vertical displacement shall be evaluated by a Habitat contractor for a period of  ten years.

 

Roof:

  • Habitat will repair any verified roof or flashing leak not caused by ice build up, leaves, debris, or the owner’s actions or negligence for a period of five years.
